Student accommodation
PBSA
PBSA (purpose-built student accommodation) is a student residence built or refurbished for that use and run by a private operator, with rooms or studios, shared areas and services. The term comes from the British market, and in Spain it is used mainly by investors and operators.

What it is, exactly
The acronym describes a property asset, not a legal figure. In the United Kingdom it is the name for private halls, as opposed to those the university manages, and many are built in partnership between an educational institution and a developer. Part of their rooms may be tied to a university through a nomination agreement.
In Spain, a PBSA is legally a private student residence. It is not a colegio mayor (a Spanish hall of residence with a formative programme): the LOSU reserves that figure for centres integrated into the university and run by non-profit entities, and Ley 3/2022 only reaches it if it affiliates to a university. It shares its logic with build to rent: institutional ownership and professional management. How its day-to-day runs with Bedel is in software for student residences.
Worth knowing
A dining hall, tutors and activities do not turn it into something else. A PBSA can offer all of that and still be an accommodation service. What changes its community-life obligations is affiliation to a university, not the activity programme nor the name the building carries.
