Does it replace the software we use to manage the lettings?
No. Contracts, payments, deposits and occupancy stay where they are. Bedel answers the building's WhatsApp and puts order into what arrives through it: repairs, parcels, shared-space bookings, questions about the rules and notices. From your systems it only takes the tenant list with each phone number and flat, which comes in as a spreadsheet, and the room rack if you use one.
What if maintenance is run by an outside company?
That is the usual case, and the org chart covers it. You create the plumbing, lifts or general maintenance post and give it the WhatsApp of the person at the contracted company. They receive the ticket with the photo, accept it or reassign it with a button and close it with a photo of the fix or a note. If nobody picks it up, it goes up to the area lead and then to whoever runs the building. What Bedel does not keep is the contract with that company or its hours.
What happens with a leak at three in the morning?
It depends on what it is. Urgent matters alert the whole post covering that hour according to the org chart and the shifts. What can wait is held and delivered when the next shift opens, with the deadline counting from delivery and not from the small hours. The tenant gets their ticket number straight away, and the team can write to them through the same number whenever needed.
Does a tenant's WhatsApp count as the written request of Article 21.5?
Bedel does not decide that, and we do not claim it: it is for whoever advises the operator to assess. The paragraph was introduced by Royal Decree-law 29/2026 and has been in force since 8 October 2026 according to the BOE's consolidated text. What Bedel provides is the record: each report is kept with its date and time, who it was passed to, how long it took and how it was closed, and everything exports to a spreadsheet.
What does whoever runs the building see?
In the dashboard, the conversations with search, tickets with their deadline and status, parcels and bookings, and a team dashboard over 7, 30 and 90 days with what each person picks up, how long it takes and what they have open. By email, the day's summary at ten at night, the week's on Sundays and the month's on the last day. There is no screen that adds up several buildings: each one is an account.
Does it also work for flex living, with stays of a few months?
Yes. What changes is the contract, not the operation: since October 2026 the LAU has the [temporary residential lease](/glosario/vivienda-temporal) for someone away from their home for a justified reason, lasting more than thirty-one days and, as a rule, no more than twelve months (Articles 2.3 and 9 bis). With more turnover, moving in and out weighs more: if you keep arrivals and departures in an Excel room rack, Bedel reads it to know who is in and until when, as explained in [arrivals and room rack](/funciones/llegadas-y-room-rack).
Do tenants have to install anything?
No. They write to the building's WhatsApp number, which they can save on the day they sign. Bedel sits behind that number through WhatsApp's business platform, and the team works from their own WhatsApp with buttons and commands or from the web dashboard.
