Student accommodation
PBSA operator
A PBSA operator is the company that runs a private student residence day to day: it markets the beds, signs up the residents, manages reception, maintenance and cleaning and organises life in the building. It answers for the building's results to its owner, which is often a different company.

What an operator does
In a PBSA scheme there are three roles which sometimes fall to the same company and sometimes do not: whoever puts in the money, whoever oversees the investment and whoever opens the door every morning. The operator is the third. It is the brand the student sees, the one that writes the house rules, hires the team and answers when something breaks at eleven at night. Above it there is usually an asset manager who looks at the building as an investment and asks it for an account every month.
| Model | How the risk is shared |
|---|---|
| Owner-operator | The same company buys or develops the building and runs it; the result, good or bad, is its own |
| Lease of the building | The operator leases the whole building and lets the beds on its own account; it pays the owner a rent |
| Management contract | The operator runs it on the owner's behalf and is paid for doing so; income and occupancy risk stay with the owner |
In the United Kingdom the three models have coexisted for years, and some operators only manage other people's buildings. In Spain the sector arrived later and has copied the split. An operator is judged first on the occupancy rate and then on rebooking, but also on what the owner cannot see from outside: how long a repair takes, how the night is covered, what residents are told when they write in another language. How that day-to-day runs with Bedel is explained in software for student residences.

- PBSAPBSA (purpose-built student accommodation) is a student residence built or refurbished for that use and run by a private operator, with rooms or studios, shared areas and services. The term comes from the British market, and in Spain it is used mainly by investors and operators.
- Asset managerThe asset manager runs a building or a property portfolio on the investor's behalf: it sets the business plan, approves budgets and capital spending, oversees the operator and proposes when to refurbish, refinance or sell. It looks at the residence as an investment, not as a home.
- Occupancy rateThe occupancy rate is the share of a residence's beds that are occupied or committed at a given moment or over a period. It is the first figure anyone looks at in a student building, because income depends on it, and so does almost everything calculated afterwards.
